Gramercy Park in 2007

“The Gramercy Park Historic District, roughly East 18th to East 21st Streets between Park Avenue South and Third Avenue is an easy stroll. The park itself is the centerpiece of the district of tree-shaded streets lined with a variety of 19th century residences, from 1840s rowhouses and brownstones to Victorian Era Queen Annes and neo-Gothics. Irving Place, which bisects the district offers small shops, a few galleries, and restaurants.”
Gramercy is an archaic English word meaning “many thanks.  The area which is now Gramercy Park was once in the middle of a swamp, which was developed for residential purposes.  The Park is found in the middle of the neighborhood.  Some refer to it as an oasis.  It is a place to retreat, relax and re-energize; often always a quiet place.  It is the only private park in the city, and one of two private parks found in the state. As a private park, Gramercy Park is held in common by the owners of the 39 surrounding structures, as it has been since December 31, 1831. Two keys are allocated to each of the original lots surrounding the park, and the owners may buy keys for a fee. At one time, the park was open to the public on Gramercy Day – which changed yearly, but was often the first Saturday in May. The park, however, continues to be open to the public on Christmas Eve.

The neighborhood, which is called either “Gramercy Park” or “Gramercy”, is generally considered to be a quiet, safe and stable real estate area. The apartments in the neighborhood around Gramercy Park have experienced little change in comparison to the rest of the city. There is a wide array of architecture and pristine aesthetic. Over the years it has maintained its status as fashionable residential blocks reminiscent of London’s West End; which in the early 20th century built a small group of New York apartment houses here planned for single men in the neighborhood.  While high-rise buildings tower in relays in other areas, Gramercy might be the most virgin neighborhood that maintains its original appearance and noiseless bustle.  Thanks to a park which breaks up the streets and creates the  ‘dead-end’ (between Lexington Avenue and Irving Place) allowing for more aesthetic pleasures of birds chirping and the ability to hear one’s own thoughts.  I wonder how much longer this will hold true?  Can you guess?

NEW YORK….there’s no middle ground.  You either love, love, love it, or hate it to shreds.  It’s definitely not the easiest place to live, but arguably the richest.  The soup of diverse culture, talents, generations, and I believe the delicious spice of humanity makes it unforgettable.  There is a place in town for everybody. You can do it here. The soil is rich with minerals. If you want to do it, whatever it is, I recommend you give us a visit.  We are not perfect, but we are rich with emotions. We are a passionate blend; and those who’ve really tasted of us make it a ride or die experience. The ebb and flow does not alter our elasticity.  Markets eventually balance themselves out. Housing is no different. Prices will and do fluctuate. It’s the city of negotiations. Our politicians work, our people care, and we love our city.

Indian steel tycoon’s family paid $25M for Trump International pad

It wasn’t immediately clear if Lakshmi himself or one of his relatives bought the 6,360-square-foot unit from Japanese real estate developer Katsumi Tada. The apartment sits on the 47th floor of the 52-story tower at 1 Central Park West.

One in two New Yorkers think the city is unaffordable, and that securing a home here is a major concern for many of us. Yet the report also found that most New Yorkers find the cost of their own home manageable. Somehow, in this insanely expensive city, many New Yorkers are managing to make it work.

Da BOOGIEDOWN BRONX…

The Bronx was on top in February’s multifamily market

TIn the Bronx, transaction volume went up by 43 percent to 10, building volume went up by 63 percent to 26, and dollar volume went up by 213 percent to about $154.3 million. The market was buoyed by the aforementioned sale of the Related portfolio.

The City Council is expected to approve rezoning a stretch of Jerome Avenue in the Bronx on Thursday, another neighborhood rezoning that the de Blasio administration hopes to achieve in pursuit of its housing goals, according to Crain’s. The city anticipates that this rezoning will lead to about 4,600 new apartments being built.

https://streeteasy.com/blog/2018-housing-moving-trends-report/

Though New Yorkers find the city hard to afford, the power of its economy remains a major draw. Survey respondents rank relocating for a job as among the least likely factors that might drive them to leave New York. Especially amid the current economic boom, residents are not eager to leave the city.

https://ny.curbed.com/2018/4/12/17227574/new-york-rent-market-reports-march-2018

NYC landlords offer more concessions than ever as demand for affordable rentals grows.  Concessions now make up roughly half of all rental transactions.

https://ny.curbed.com/2018/4/11/17220580/woodside-queens-500-unit-residential-madison/

Massive Woodside residential development will create 561 apartments. The apartments will be spread out between two towers, and plans also call for retail and parking. As per Madison’s plans, there will be a 14-story and 17-story apartment building at 69-02 Queens Boulevard. In addition to the apartments, there will be 5,600 square feet of retail, and 242 above-ground parking spots.

IT’S THE NATURE OF THE BEAST The NYC Real Estate Market self corrects. Though the rate of decline in prices is pretty elastic and unlike most states; the laws of demand and supply keep the wheels churning. Prices have been climbing for awhile and the breakpoint is about to hit the corner. Thanks to the government, more affordable buildings are up for lottery, and NYC buyers and renters are getting the overdue break they deserve. More buildings are offering 2-3 months incentives, and all of the former ‘outlawed’ neighborhoods are experiencing new growth and development in all five boroughs. As more families migrate here, more skyscapers keep going up. Even outer borough territories like New Jersey,Westchester and Connecticut are benefitting from the influx. Here in NYC approximately every 10 years the market runs a full cycle. You’ve just got to know where to catch the wave and when to get off in order to make your target profit.______________

The Bronx, once written off by buyers and renters alike, is becoming the next front in New York City's gentrification wars

The formerly blighted South Bronx has developed a moniker among real estate professionals as "SoBro" -- suggestive of one of Manhattan's ritziest neighborhoods

The dizzying pace of change is leaving some residents fearful for the future, as one lifelong resident told CNBC.

It’s All New…. The housing market across the nation has hit a high time low with regards to American applicants who can afford to buy houses. More than 80% of ‘former’ home owners are now mentally settled with the notion of living in a rental unit for the rest of their lives. This is mostly due to the increased rate of foreclosures. Hence, landlords and investors have a more competitive market and are now offering better packages for tenants. For instance, in NYC there has been an influx of new developments and 2018 has already began to experience more incentives to tenants such as 1-3 months free; even complimentary breakfast in some buildings. The heat is on, the new trend is rentals. This is also influenced by the improvement in public transportation. More train routes, bus and cab services, and ferrys have been introduced, and commute is becoming more and more feasible. The boundaries are expanding, and nowhere is off limits anymore.

Creating New Metro North Stations
http://bronxboropres.nyc.gov/planning-development/

New Metro-North Railroad service between Co-Op City, Parkchester and Hunts Point in the Bronx and Penn Station is Borough President Diaz Jr.’s highest mass transportation priority. These stations, with a combined ridership base of over 250,000 Bronxites, would also afford reverse commuting opportunities to employment centers in Westchester and Lower Fairfield counties. Railroad service to Co-Op City, Parkchester and Hunts Point has been endorsed by Mayor Michael Bloomberg and MTA Chair Elliot Sander in the context of PLANNYC 2030.

Plans are in formation to redesign and reconstruct all the major interstate highways serving the Bronx by the year 2030. These efforts seek to increase vehicular capacity, reduce congestion by eliminating traffic weaving and sharp curves, and improve access to business centers across the borough.

US Real Estate: Should you buy or sell in 2018?
https://realestateforecast2018.com/us-real-estate-should-you-buy-or-sell-in-2018/

Despite talks of housing bubbles, expert forecasts of markets like Los Angeles, San Diego, and New York are promising. Freddie Mac’s 2018 forecast predicts a strong year ahead with a solid 5% growth in prices. For several years, the US has seen moderate economic growth of about 2% annually, job gains, and low mortgage interest rates, and these conditions are predicted to continue into 2018.

In spite of ample talk of a real estate market crash in New York, it’s not happening. Prices in Manhattan, Brooklyn, and Queens have continued to rise slowly, likely because housing availability is weak. NAR chief economist Lawrence Yun says younger buyers are likely to drive growth in residential markets in coming years as interest rates stay relatively low.

Installations by Belgian Floral Artist Daniel Ost

Now in its 16th year, The Orchid Show showcases thousands of dramatically displayed orchids in the Enid A. Haupt Conservatory featuring a series of installations crafted by Daniel Ost. Each living sculpture celebrates the complex beauty of these stunning flowers, highlighting individual orchids attached in such a way that each flower and form can be seen and appreciated. One of the world’s leading floral artists, Ost uses flowers as a means of expression. His large-scale artworks have been tailored to the unique environment of the landmark Victorian-style Conservatory, complementing the architecture of the building while creating a transformative, dazzling spectacle of color, form, and texture.

“Retail” was a four-letter word in the industry last year. But a recent spate of retail-condo sales in early 2018 might reflect changing attitudes.

Investors bought or put into contract a total of $276 million worth of retail condo properties in the first eight weeks of 2018, a review of Real Capital Analytics data by The Real Deal shows. That’s already more than half of 2017’s total of $523 million.

Brooklyn and Queens NYC Real Estate Experts Offer Their 2018 Predictions

https://www.cityrealty.com/nyc/market-insight/features/future-nyc/nyc-real-estate-experts-offer-their-2018-predictions/15094

Brooklyn won’t be the only rapidly-growing market outside Manhattan.

“With pricing for both rentals and condos near all-time highs, people are going to continue to look for more affordable housing deeper in the boroughs. In Brooklyn, neighborhoods like Midwood, Flatbush and Prospect-Lefferts Gardens, which are currently off the radar for new arrivals to our city, may see an influx of new transplants. But I believe the big story in 2018 will be Queens. The evolution of already-booming areas like Long Island City and Astoria will continue unabated, and communities like Jackson Heights, Sunnyside and Woodside will see a lot of interest from apartment hunters and developers alike.
